Balcony Downs offers multiple customizable packages catered to your wedding day needs. We strive to produce the venue outcome you envision taking every step of the way alongside with you. Our goal is to simplify the planning process and help offer brides their dream wedding without breaking the bank. We do offer payment plans so please feel free to ask about those options.

Services


We aim to streamline the wedding planning process so you can focus on the joy of your new adventure and explore the unique magic only you can create. When you book with Balcony Downs, you get the entire 50-acre estate from Friday at 3 pm until Sunday at 11 am. Your reservation includes accommodations for the rehearsal dinner as well as early access to the Event Barn for decorating and set up.


The Event Barn is 3,700 sq ft with a fully stocked commercial prep kitchen, two handicap-accessible bathrooms, and a spacious reception area adorned with rustic crystal chandeliers and ambiance lighting. The barn opens up to large patios overlooking majestic mountains and rolling hills. The kitchen is stocked with serving dishes, chafing dishes, drink dispensers, commercial warming oven, a commercial refrigerator, a freezer, and much more. We also supply beautiful rustic wooden chairs, round dining tables, buffet tables, two oversized custom farm tables, and a stunning ceremony arch that can be placed anywhere on the estate. You also have access to our professional sound system and we maintain a large selection of neutral in-house décor that you can use as much or as little of as you like.

There are three historic houses on the estate that are included in your wedding package. The Manor House sleeps up to 12 and is ideal for bridal party dressing and staging. The Icehouse Cabin sleeps 6 and the Farmhouse sleeps 4.


You also have use of the 60 x 90 ft historic brick ruins. Have your ceremony under its massive arched doorways or capture your own memories of timeless romance with unmatched photo opportunities offered throughout this architectural marvel.

  • What is the capacity of the Event Barn?

    The Event Barn can comfortably accommodate seating for 200 and the patios allow for overflow.

  • Can we bring our own vendors?

    Yes, you are welcome to bring your own vendors, or we can recommend vendors we have worked with in the past.

  • Is lodging available on site?

    Yes, we offer gracious lodging for up to 22 guests in total.

  • Is smoking allowed on the property?

    Smoking is not permitted anywhere on the property.

  • What is the cancellation policy?

    The cancellation policy varies depending on the event. Please contact us for more information.

  • Are pets allowed on the property?

    Sorry, pets are not allowed on the property. However, we can recommend nearby pet-friendly accommodations. 

  • Do I have to use a Balcony Downs specific caterer?

    While we can recommend preferred caterers, we leave the decision up to you.

  • What is the rental fee for the event barn?

    The rental fee for the event barn varies depending on the time of year and the day of the week. Please contact us for more information.

  • Is there a minimum stay requirement for lodging?

    Yes, there is a two-night minimum stay requirement.

  • Can we hold both our ceremony and reception at Balcony Downs?

    Yes, you can hold both your ceremony and reception at Balcony Downs. We have several ceremony locations to choose from and our Event Barn for your reception location.

  • Is there a bridal suite available for getting ready?

     Yes, there is a bridal suite located in The Manor House that is available for dressing, staging, and relaxing.

  • Is there parking available for guests?

    Yes, we have ample parking available for up to 100 vehicles.

  • Are there any noise restrictions?

    Yes, we have noise restrictions in place to ensure that our events do not disturb our neighbors or wildlife on the property. We ask that all music be turned down by 11:00 pm on weekends and 10 pm on weekdays.

  • Is the property wheelchair accessible?

    Yes, we have wheelchair-accessible entrances and restroom facilities available.

  • Can we have a rehearsal before our event?

    Yes, the rental period is from Friday at 3 pm to Sunday 11 am to allow for rehearsal dinner and enough time for set up and cleanup.
