From the moment you enter the Balcony Downs Estate, you cannot help but feel overwhelming peace and connection to the stunning landscape. Each structure on the estate memorializes its own part of the ongoing story which is Balcony Downs.
The family of William Paxton was among the earliest settlers of Rockbridge County mentioned in the history and cultivation of Balcony Downs dating all the way back to 1776. Over the years and following generations of settlers, Balcony Downs became a thriving farm sprawling over 1,700 acres of corn, dairy, and tobacco production. The ownership of Balcony Downs changed hands among many prominent community members who added their own signatures to the evolution of the property, its functions, and even its architecture. The buildings that remain standing today are a testament to the evolutionary story that is Balcony Downs.
Built in 1776, The Granary is the oldest standing structure at Balcony Downs, incredibly, with its stalls and grain shoots still intact. During the civil war, The Granary served as an armory while troops stationed themselves at Balcony Downs for a time. Today, repairs are in progress to restore the structural integrity of The Granary so that this historical time capsule can be preserved as an integral part of the ever-evolving story of Balcony Downs.
One of the estate's most recognized and unique structures is the massive brick remains of what was once the dairy barn. During the economic boom brought on by the iron industry, bricks were commissioned for the construction of a hotel that was to be built in the neighboring town of Glasgow. When the economy fell, the hotel plans were canceled and W.G. Matthews, who owned Balcony Downs at the time, was able to purchase the bricks at a reduced cost and build his brick barn. In its circa 1890 glory, the dairy barn boasted two copulas, an impressive slate roof, the architectural marvel of two indoor grain silos, and the prestige of being one of only five known brick barns in Virginia. Old Dominion Furniture Company occupied the barn in the 1940s before it was set on fire by an arsonist named Proctor. The flood of 1985 took out the back corner of the barn and the remains were left to the artistic hand of mother nature. Referred to today as “The Ruins”, the romance and mystery of this structure will be preserved and honored as it soon will house a botanical garden for visitors and guests to enjoy while soaking in the rich history of its arch-adorned walls.
While the Manor House today reflects southern opulence, the history of this original home was of more humble origins. Like the whole of the Balcony Downs, the Manor House is an accumulation of the different stages of the estate itself and the various architectural styles influenced by the diverse origins of its historical owners. From the original rustic farmhouse beams to the Greek revival columns and even tropical influences from the era of British Colonial explorations, The Manor House story began in 1802 and embodies that spirit of evolution today as it continues to welcome a diversity of visitors from around the world. From 1986 to the mid-1990s, The Manor House served as a bed and breakfast inn where travelers could rent individual rooms while taking advantage of the relaxing natural resort-like features of the estate.
Under current ownership, The Manor House can be rented for vacationing families or can be included in a package for those looking to enjoy exclusive use of the estate for their dream wedding experience, family reunions, or other special events.
Our family purchased Balcony Downs in 2013 and it quickly became our dream to capture and share its unique magic with others. Throughout the years, we have committed to substantial renovations while striving to honor the integrity of the story that is Balcony Downs. Many locals know the property for its rich history and recognize it for its stunning views, incredible structures, abundant wildlife, and the peace felt once you enter the sanctuary of Balcony Downs. Over the years, we have been blessed to share Balcony Downs with guests and visitors from around the world. We couldn’t be more thrilled to now share Balcony Downs with those celebrating love and family as they embark on their grandest adventure in life.
